Engineer to the address
Exposure changes the calculation.
No permit, no engineering, and a specification never approved for your address.
A screen enclosure is a roof and wall structure in a hurricane region, and the load it must resist depends on where it stands — exposure near open water is a different calculation from a sheltered inland lot. A quote built on a generic specification is cheaper because it skipped the part that makes the structure legal.
The consequences arrive later, not at installation. An unpermitted structure surfaces in a title search or an inspection at resale, and insurers take an interest after a storm. The owner inherits both, and the contractor who saved them a few hundred dollars is long gone.
Pool barriers deserve separate mention because the stakes are different. Height, gap dimensions and self-closing, self-latching gates are set by statute to prevent a child drowning, not to satisfy an inspector. A design that looks better and fails those requirements is not worth building.
